Free construction margin-protection tool
Construction Change Order Profit Impact Calculator
See whether a change order actually protects project margin after field cost, schedule extension, disruption, retainage and payment delay are included.
Simple change-order economics
Profit Protection FloorBuild the full incremental cost before pricing the change
Base project
Incremental field cost
Schedule & disruption
Cash-flow drag
Profit protection logicThe calculator first builds the full incremental cost, including schedule overhead and disruption. It then computes two pricing floors: breakeven, and the higher price needed for the change order itself to earn the original project's gross-margin percentage. Expected recovery affects collectible value, while billing lag and retainage create financing drag.

Portfolio logicEach change order is evaluated independently for full incremental cost, expected collectible value, margin-protection price, retainage and financing drag. The Negotiation Priority Queue ranks the change orders with the weakest expected profit first. Portfolio outputs then roll those economics into the base project's revised expected contract value, profit and gross margin.

Scope
This tool models economics, not contractual entitlement
Change-order recovery depends on contract language, notice requirements, documentation, causation, schedule entitlement, markup rules, labor and equipment records, owner approval and dispute posture. This calculator does not determine whether a contractor is legally entitled to payment or time. Use the actual contract, schedule records and project documentation when pricing or negotiating a change.
